While this won't stop the Gen Y and Z crowd, I think it will make it harder for people to raise money, when a company with 30 yr track records are marketing right along side the guy with 2 yrs (for a similar type of deal).

Here's link: https://rent.app/landlordAppears they are a type of payday advance lender for rent payments.Seeing more & more of this on banks statements for rental applciations, so predicting we'll all be accepting rent from them eventually for Class C & D tenants that can't seem to get out of their paycheck-to-paycheck cycles.

There are lenders who even if you haven't filed your taxes can use the income to offset your PITI, which should barely raise your DTI, especially in the type of example that you mentioned.
