Patiently waiting to close on the sale of my first flip.

Try to be patient and save up the income after expenses from your other properties and any other income you have until you have the down payment.

I bought one about a year and a half ago and the other last year - I love both of these properties because I did lots of research and analysis and targeted the locations I wanted and waited patiently for the right deals. 

Deals are getting a bit skinny in Lansing, but not impossible to find if you are patient.

Asking prices are high, but sellers in this market are generally more patient and willing to wait for a buyer who likes the property versus a fast sell < 2mo. 

SFRs in the suburbs are for growing families who want to be in certain school districts--these properties will have high property taxes and be at the more expensive end of the spectrum, but you can find fixer uppers and sell them at a good price after rehab if you are patient and look deep--try auction sites like Auction.com, Williams & Williams, Xome, Hubzu.

I've seen too many people who watch too much TV and lose because they weren't patient.

It might take a while at first but if you are patient and put in the work the deals will eventually come.
