Pay 20% down avoiding PMI and improve it with energy efficient windows, architectural roof, landscaping etc.

I'm 23, have an educational background in architecture and design, and hope to become a licensed real estate agent by the end of the year.

There's also a new tower going in near downtown that is supposed to be some architectural spectacular.

If they were coming in low ($200/SF), I would be concerned for buildings like Sky, Allure, and Panorama that are in the $200-$300/SF range.  

The housing stock is old (1880 - 1930) -- but I like to rehab, and the houses were originally well built and elegant with lots of architectural charm (appealing to renters/buyers.)How about you, Jerry and David?

My first project will most likely be 6-unit modern architectural townhomes, if I can acquire a bigger site I will adjust.

When I was on the board all architectural improvements required board approval.The new HOA president lives 2 units down from me. 2 months ago I discussed with him the improvements I was planning on making to my unit so that we could make sure they would get approved.

The 30# is twice the same price but the roll only does half as much.I decided to go with architectural shingles which cost more then 3 tab but they give a better look to the roof.

I can draw no clue from the index, where they have articles for ownership, improvement of common area, architectural control, ect.

Is this simply a design/architectural flaw or is there a solution to this?
