The 2nd can usually be over come with pricing it is just sellers don't want to admit that their house with the train tracks in the backyard isn't worth the same as the similar house 0.1 miles away that doesn't see or hear the train at all (as an example or a flaw that made a house I did in Natick a couple years ago more difficult to sell than I expected).

If you're nervous at all (which I would be) better to overcome those nerves in a lower pressure situation than one where you've got a clearly amazing deal on the table.

Funeral businesses are also a negative draw for traffic to retail.I just think church, funeral, and EPA issues is a ton of obstacles to overcome.

I also know that not every homeowner who has a home for sale is represented by an agent.I also know that if you have a lot of sales skills, versatility, and are "appearing the part", many times that will overcome any questions someone has about a POF.
