hi Sean we live in Ontario and have been investing in the us for 7 years. we did a lot of looking but are now settled in investing in toledo and Detroit. the numbers are solid and its the easiest place to keep an eyes on things. remote is possible for sure but things seem to go a bit better with a wee personal touch.

Knowing that you'll have a good amount of eyes on the property at your ARV of $3.5M, I think you would be able to get it sold in a decent amount of time and save some holding costs. 

I’m not sure how I would have don’t that part differently but I will say the hardest part of real estate (in my eyes) is dealing with contractors.

Though the bathroom can is a cultural taboo in the US, people put waste from baby diapers in a can daily and don't bat an eye.

I’m super easygoing and laid-back, but I do value good sleep—I wear earplugs and an eye mask, so as long as you’re not a really loud snorer, we should be fine.
