Most neighborhoods are newer with severe restrictions on rentals....same with Melissa and many places in Forney and Princeton, so you have to be super careful with that.

I thought it was an odd place for a meetup for Orange County.

I assume you don’t want to live in a unit to try to avoid some of the restrictions. 

Then there are calls about all sorts of minor stuff - and just odd behavior, like calling the gas company at midnight because they thought they smelled rotten eggs….. getting our gas shut off for a day, bringing over questionable house guests, bringing over a small dog and housing it without asking, and just overall kind of being a mess.

I’m just learning the market in Louisville and I saw they just tightened str restrictions.

The broker may not want you to do that or may have other restrictions. 

So in house loans would give me less restrictions for me to be a little more creative.

The right title agent/company is absolutely essential to the double closing process.You do want to be aware that some Fannie Mae REO's have deed restrictions to how long you have to hold the property to sell it over a certain amount.In my area, they put in a deed restriction that you can't resell within 90 days for more than 25% over the purchase price.
