Couches reeking of urine when I sit down - enough to burn my eyes, cat litter tracked through the house on the floors, wood floors discolored around the water/food dishes, and I've even seen on more than one occasion a cat walk into the room and drop a poo right in the floor while we were talking. 

Cats tend to use litter boxes and if they cause damage, it is typically to the tenant's furniture (ie. leather couches) rather than the actual property.

There's 3 fridges in the Kitchen, a huge 65-Inch TV in the Game Room with a surround sound system and large leather couch, as well as a mini fridge (with plans to have a pool table in there as well)! 

Update to 1 open area with changing rooms and possibly a sauna as well etc.Lease out club room, currently a room with a couch and a tv to a Juice bar or coffee company.Update Game room to more than a pool table and TV, place furniture from club room into game room. or update to a business center with public use PC's, Printer/ Copy/ Fax machines.Reevaluate Property value with bank to pay back initial invested amount with a previously agreed amount of interest and % ownershipProfit?

My tenant has the master to himself, his roommate has his own room, which leaves one bedroom for all 5 kids, and the parents to sleep on the couches in the living room.

Probably a lot better than sitting on the couch hoping someone walks through the door and hands you a suitcase full of cash.

As a Company, we also have an interest in a REIT, a MIC and are now building out a private multi-family residential rental portfolio.

If your having success in REAL Estate then GREAT if Not then get off the couch , stop making excuses and get to WORK!
