It’s on the rise but you just have to be selective regarding location and try to go for turnkey or keep it minimal regarding rehab  So you don’t have a nightmare story trying to manage a rehab from Out of Town.

Can't speak to RAD's portfolio elsewhere but it seems like a sizeable portion of RAD's assets are located in Philadelphia and from my review that portfolio is largely comprised of C/D located assets levered with hard money debt so not sure if there's much equity that can be squeezed out of those assets if sold.
