Congrats on submitting that offer and perusing Senior living, either for you or your client.I have been involved in the purchasing process for several senior living facilities, and work closely with a few people who operate RCFE, sober living, and similar types of properties.From what I have learned, the most important thing to keep in mind when purchasing RCFE properties, is that you are also purchasing a business.

I'm curious to see if people use AI as part of their business.  

Another trick from investers I’ve worked with is chatting up folks at local meetups who’ve recently navigated the same municipality.. they’re often happy to share how fast or slow things move.

I spoke to local owners who have been audited for increasing rents without there permission and they had to pay back the difference!

I have two local rentals that cash flow nicely, but all that profit is thrown towards this house so I'm completely negative. 

.- Working a W2 as a firefighter, posting and consuming content- Leaving my W2 to dive deep into real estate investing and working as an agent... and still watching/posting content all while business was ok - Deleting social media apps (one have one on my phone that I use 10 minutes or less a day), diving deep into building my business and skills which have drastically increased due to pure focus and increasing my business significantly- moral of the story... focus on the things you need to do in business (dollar productive activities) and life experiences while reducing consumption will increase your success  

The best thing you can do is listen to the BP podcasts, read through some of the forums and attend some local meetups to connect with other investors.

It's like opening a business.
