It’s on 5 acres and there’s a small pondhouse ADU at the back of the property.

I can then put that back into the stock investments that I sold to make down payment for the new house with some left over.

If you took DIY possession, was it legally allowed because the property was abandoned, or was it illegally obtained and doesn't mean anything when it comes time to file a quiet title lawsuit.If legally abandoned, that means the owner is gone, has no intention of coming back and no intention of ever doing anything with the property.

So, you may be able to get your money back at least plus some and position yourself better.

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

Four months of arguing with different people and I finally got my $450 back.  

There is a single family home in front, and in back there is a guest house/loft above a garage.

Should I offer him 30 days to get out as that is NYS law and use his deposit as last month's rent, or just tell him I'll give him $200 plus his deposit back if the room is good if he moves out by Feb 28/March 1? 

I had watched it drop $15k just in a 30 day period brining it back down to the price they had paid in 2023 before their rehab.
