Unlike real estate sales, rents are not public knowledge and do not have to be recorded, and they do not have to be accurate. 

While podcasts, books, seminars, and websites offer general knowledge, you'll buy a specific property in a specific location, subject to local rules and regulations.

It's like asking someone what you should look for in a wife.You need to focus on what your goals are first, then take a personal inventory of your own knowledge, skills, interests, finances, available time, etc. 

My advice to you would be to find and develop a relationship with a knowledgable realtor in the market(s) you're taking a look into.

I’d love to share my knowledge and experiences with anyone interested in learning more about VA assumptions or other creative financing options. 

So if the partnership would not be allowed to purchase the entity together and I were to buy it, if we were to force our way down this road, would be to set up a legal agreement beforehand, I would buy the property since a partnership can not, and then the exchange for  ($$ + assigned roles + etc), my partner receives 50% equity?
