On the handful of times we have found someone in a unit we have threated to call the police and it has generally worked, they would need to show something that ties them to the unit (mail, utility bill, or lease) for the police to not get involved.

In the land business out west especially low value desert land pretty much all of those deals are traded with QC ( Quit Claim) Deeds prepped by the seller and mailed in to record.

But when the check came back in the mail I spent the money on something else8.

I went on the county website, found the contact info for all the lot owners and started mailing out heartfelt letters describing why they should sell me their land.

They finally confirmed they were sending me a check after three weeks and then it arrived in the mail on July 1st.

Clients don't like when they think they're getting charged $100/mo per unit then pay a dozen or more in junk fees every time they turn around.
