I get what your saying I was employed in the late 80s by a big syndicator in SF who had over 250 different apartments  senior housing student housing shopping  MHP and i headed up land development for them..

If you had to start over today with limited resources, what strategy would you focus on- Would you start with house hacking, BRRRR, wholesaling, or another strategy?

The house is located in a relatively nice neighborhood near universities and plaza.

Major brands like Ritz Carlton and Waldorf Astoria are currently developing property there, where they have traditionally developed in Miami, Fort Laud, and Palm Beach. 

BUT....They just canceled my policy because the property had cloth-covered wiring (like most 1951 houses do). 

In my opinion, the only valid investment strategy to acquire real estate for low money down, even though it still requires about 3%-5% down, is to house hack.

I've found the best way to ensure the work is truly getting done is to have a property manager in house that I can manage on a week-to-week basis. 

Nice situation where talking to a neighbor resulted in the purchase of a house! 

They will tear your houses up man lol.
