I've vehemently argued against acquisition fees, syndicators that don't put a significant investment in their own deals, anything called a fund, large GP groups where you don't know who is in charge, and syndicators who ONLY raise money and don't manage the property, plus many other more minor sins.

Unfortunately many landlords take the first group they find in these situations and come from the ideology that all college students are slobs so no sense offering anything nice. 

The bigger REIAs out there have many sub groups that may specialize in fix and flips, landlords, notes, or somewhere in between. 

If you cant find one here try joining the Metro Detroit REI group its a ton of good ones there. 

I am not sure there would be enough margin in this to support your goal.We know people are not lining up to accept section 8 so you could build housing targeting that group in some locations. 

This project will likely be acquired as a SPAC, but those details will be determined by the group of investors, if more than one. 

Or is it possible to assign all of a sale to 1 member who then exited the group?

We are trying to put together a meetup group and wondered if you’d be interested in being a part?

That lessens the concern as there are often multiple groups of people at the house at a given time.
