From a quality of life perspective, I've been considering Georgia and the Carolinas.

My advice is from the Seller's perspective. 

I would agree his accounts performance was under our standard and that is why he was refunded per his update.I also texted a few of our clients to post some more transparent reviews, emphasis on transparent, on this thread so you get more perspectives (reason for new accounts).If you think for some reason the “accounts are fradulent” I welcome you to look @direct2deals instagram for matching testimonials.

However, I don't see how I would be able to do that if I am not cash flowing or worse, ending in a deficit.Any perspective, strategy or help with my situation would be greatly appreciated.

Before I opened my STR, I actually booked an Airbnb and stayed in it to get the "consumer" perspective and saw what other people did which was a great way to prepare for running my own! 

My kids do love monopoly, and I think it changes your perspective on things, but are there other games as well?

I’d reccomend figuring out value of your time and then thinking about much time it’ll take you from an operations perspective and divy out % that way.

Additional units will add a HUGE layer of risk that will be accounted for during underwriting with this scenario as you are very clearly purchasing the home in WA with the intention of renting it out for cash flow (that's not a primary residence, but an investment).Personally, I would advise you to do this as a second home transaction, as the second home scenario makes a lot more sense to me from an underwriting/guideline perspective.
