Hey all,Some context:I've been offering on four properties as of late in OH. 

Close enough for this example - it's late and I've grown quite weary of this discussion.

In one deal referenced the poster highlights a major potential conflict of interest as Capella supposedly used an appraisal generated by the borrowers without disclosing this to investors, who later invested $3.9M to finish a luxury home Capella claimed was 80% complete.

Of course, if you do flip it you'll want to put in nicer finishes so that would increase your rehab costs and that needs to be factored in as well.
