Someone with a license will chime in after I mention MN realtor but as I recall you need a license to be a property manager.From a practical standpoint - if you dad is going to "help you out" while you are out of town I can't see you getting in any trouble. 

As I am an out of town investor, I'd have to rely on PM to do that.
