We made the best guess with the data we had, reduced that a little, and ensured we beefed up our emergency fund in case we're wrong.

It will be interesting to see what platforms emerge as legitimate competition to VRBO and Airbnb.

I've had I think 3 middle of the night maintenance emergencies since I've been away and never had to manage them.

We put down large down payments and keep a beefy emergency fund. 

I did have a family emergency that took me out of office unexpectedly, and caused me to lack follow up for a couple weeks. 

Allowing you to keep the other portion for any repairs that may come up or emergency, use it as another down payment.
