Piece of cake... still up by 5... onside kick... really?

I think so far what sounds fair is the 51%-51% deal @James C. called out - like how I treat my children when trying to split that last piece of cake.

My thinking is if I can show that it makes sense purely from a CF perspective (I average 15.8% ROI), then appreciation and equity accumulation are just "frosting on the cake". 

@Al Costanzo I would look at KC, Indy (cash flow works for me, appreciation is just icing on the cake and not my focus).

Some deals will go like hot cakes, and others I scoop up with no competition.

The process in buying a foreclosure wasn't a piece of cake by no means and there were some uncomforable bumps in the road and the waiting I think was the worse part as patience isn't my strongest points.

I spent 8 days on my hands and knees scrubbing cove base with a toothbrush and caked-on soap scum from the tub, scrubbing and painting walls, and taking 11 passes to the kitchen floor with a mop to strip/seal/polish it etc. to deliver a pristine perfect unit to these people.
