I currently own a few properties here in Bryan-College Station, I have a full time sales job so try to stay as passive as possible.

Rents are sky high in certain neighborhoods of Jersey City (we are second to NYC) as such many of the tenants are professionals with high income commuting to their jobs in NYC by ferry, 24 hour path train and bus.

I think the reason that Grocapitus or Neal Bawa were not getting much response either speaks to their level of participation in BP (Neal obviously doesn't spend much time here), or the fact that unhappy LPs were shy, or happy LPs were shy, or BP does a poor job of really getting posts noticed.

It is just a job, not RE investing.Save up and buy your own place to Truley create wealth and not just make an actual owner money.

I was building a new laundromat in the best retail area of our town when our job site got its tools and copper robbed for the second time.

We wanted a better DTI.Then we slapped a large heloc on it as an opportunity fund right before my wife quit her job for good.I would save the cash. 

I agree that DealCheck (or the BP calculator) does not provide enough tools or functionality to analyze those types of transactions (yet).But I would argue that it does a great job at analyzing more traditional buy & hold SFRs and multi-families, as well as flips and rehab projects. 

If you don't, you should get to it and be there now, that's your job as  landlord.
