Downtime usually costs more than keeping the rent the same.But, here's the rub, the property manager has two customers which he needs to gouge.

I have worked under 2 temp agencies and with little down time in between contract positions, the most maybe 3 weeks w/out a gig.

While I think learning a trade is super important, the up side to your real estate job is the down time.  

I'm doing most of the work in my downtime from work.

Since your's is a single bedroom, my experience between the two that I own is the single bedroom gets a lot less traffic and has had more down-time than the multi-bed/bath. 

Currently I am working for bank of America in the small business department, where I read biggerpocket articles during my down time and that is pretty much how I ended up here today..I believe investing in real estate will put me in a position to have the freedom to do what I want, when I want with the people I enjoy most.  

I'm reading up on anything I can and educating myself to the best of my ability during my downtime at work. 

Personally, I wouldn't do it overall as I like to have a month down time on a unit when it goes empty.

One last thing, what was the down time on the property?
