I have a partner in New York who will build it all cash, my GC fee I take $25k that I'm putting into the equity stack so we build at cost because they are building all cash and I'm a 35% partner based on deferred GC fee and cash and license as an agent to push the distribution higher.

.- As far as the fees go, UW fees are usually a standard but again, the origination is derived from the loan amount so some institutions who are charged borrower paid may hit you with a 3% fee.- Not saying it is an industry standard to charge 16% in closing costs but it once you add up all of your prepaids, other costs, and unfinanced fees its not completely unheard of.In the end, yes - always get a second opinion.

Asset management is not top focus for those that are very busy at closing the next deal.For new investors: For example, a $50Mil deal can be configured to pay $1 Million (or more) day one, get poor AM, pay no distributions, forced fire sale year 3, and pay another $1 Million in disposition to GPs.

@Chris Seveney, as I am continuing to learn, I would not totally rely on audited financials, UNLESS, the audit goes all the way down to the property entities themselves and are auditing the cash flows from tenant payment through to full investment level, including owner contributions and distributions.
