You aren't in 10 dialogues and most people naturally end up with a scarcity mentality.

Just ask the seller why they are selling, create a dialogue, let them tell you their story

I received all of this information by attending a local BP event and engaging in a dialogue with the group.

Specifically watch the scene, and the dialogue, between Eddie Murphy and and the Duke brothers when the Dukes are explaining " how it works" to Eddie Murphy.
