I am in the Memphis, TN market, so we aren't far apart. 

In general I have unfortunately never gotten much return on any social media marketing. 

Micro-markets are like checkerboards across larger markets. 

I'll give you some numbers for the MTRs we manage in Los Angeles.1-2 bedroom MTRs stays are 1-3 months3+ bedroom MTRs stays are 3-6 months, but often start less than 3 months and extend their stayMTR marketing falls in 2 buckets.

What is the multifamily market like there? 

Some highlights of the article: - New listing increased 11.3% year over year from Jan 24 to Jan 25 - 8204 homes listed for sale in Feb by 32.7% over the year - Highest showings are Matthews, Huntersville, Waxhaw, Charlotte and ConcordEven with inventory increasing, levels are still under 3 months indicating its still a seller's market.   

And that number depends on you, your market, your property and your goals.

While I don't expect another 2008 size wave, I do see a large hold back of inventory coming to market. 

Typically on market (retail) SFH rent is at ~0.5% rent to purchase price ratio.
