About biggest "drama" I had seen is when there was a pitch for "what about mini-storage", which we discussed for some time, I equipped them with all the realities of it, we developed a few real world potential, really fleshed it out, "board" meet, reviewed, and decision was made of why chase shinny things when on a good proven known path.

There isn't enough information in here about the current state of the house to be able to advise you, but I would think #3 is a definite no as it seems unnecessary from a cost perspective although that market has scale to accept it.

The beach has taken about a year and the jungle house will take about 4-5 years because we are paying off some seller financing with the revenue from the short term rentals.I would say that I can definitely make more money investing in real estate in the United States than in Costa Rica.
