@Isaac LaneIt's more work than I'm willing to do to put grades on every area of the city, but if you have a place in mind, I'll give my 2 cents about it.The best way to learn the quality of an area is drive through it in the daytime.

Steve,As much as the kitchen shows some improvement, it would be difficult to rent to a decent tenant in my neck of the woods.I just rented this home for over $1500 a month to a couple with a credit score in the high 700's in 2 days.Respectfully, GaryBEFORE:AFTER: Steve could've added those new-style recessed led lights (can-less) for a $100 or less off amazon (for 12) and some wire from home depot + taken the picture with better day-time lighting, and his kitchen would've been popping also. since we're talking cost/benefit here, what was your all-in on that?

The only thing I know is what they do.So if there is anyone who would like to contact and potentially work with me on offline upper/fixer kind of properties, or other offline properties that I can get some deal, that would be great.I don't think if I can do driving for dollar thing due to my daytime job and also not sure if I would be good at it.

If the tenant disputes within the the 15 day time frame, then they should withhold the security deposit until the dispute is resolved.

I find the closer you are to Yakima and MLK, the more you are surrounded by multifamily rentals vs single family homes. like @Ryan Evans said...there tend to be people hanging around during the day times around those streets.
