I think agents are willing to take calls from any investor in this part of the cycle.

As a side benefit it makes the properties judgement proof as the lien is equal to the value. 

This works in any cycle as well..

I also ask for the schedule E's on their tax returns and some form of proof of deposit, at least for the last month or two (bank statements, deposit slips, etc.). 

Cannot even ask for proof of SA.

Cycles change.A few old guys still have some stories to tell, but BP's dying a slow death at this point.

You just need to make sure you have enough budgeted for repairs.We've been buying more stable, newer properties in this pat of the cycle because of pricing, and us wanting to hold these assets long term.I don't think one is better than the other.

So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert.
