What I'm looking for is someone that has a "cookie cutter" template of colors, appliances countertops etc.  

I would be ok with just doing simple assignments like carol Stinson does. basic wholesale deals. then maybe use wlo when theres not enuff equity to do other ways. sorry I'm very frustrated. everyone says keep it simple. id love too if there wasn't everyone saying to do it 40 different ways lol. no offense intended as I know theres really no cookie cutter strategy where its all the same all the time. bottom line I want to make money but not get into legal trouble, I want to help people without snaking them and I want all parties to win. if it cant be that way then I just as soon not get involved.

I have a cookie-cutter type of house I prefer: newer brick 3 or 4 bedroom house, near military bases. 

This was a great cookie cutter rental.

To the contrary a landlord using landlord extenders is totally different than a peppery manager sitting in the income/rental stream.Your landlord extender does not have his/her hand in the cookie jar.

So my handyman is down on his knees as we speak, redoing crawlspace access points.Looking around inside the house, we found open bags of dog food, Christmas cookies sitting on the counter, and dirty dishes in the sink.
