@John Mathewson - If you are having trouble getting your current volume churned, I'd advise extreme caution on growing your numbers.

We actually built the medical clinic right by that on Churn Creek Rd., and also a small 4 building office complex just across from the high school several years ago. 

If you are trying to rehab and deal with the normal D class churn, you open yourself up to fall behind schedule and not have the property repositioned in time to get traditional financing. 

The buyers, with good reason, were spooked, and tried to re trade at $100,000. we declined, and they attempted to breach contract. but the buyers agent never collected an EMD, so after months of back and forth with a lawyer involved we are now stuck with a nice $8,000 legal bill and still no EMD or compensation for locking the house up for over 5 months. holding costs in upstate NY will make your stomach churn.... why does anyone live there?

Those that have a reliable system can churn out profits though.  

Overall timeline and goal, again some are more churn and burn groups, others are buy and hold, effectively forever.
