I set up a lease (similar to what we used for a separate house rental) while I was married and am now divorced with 2 young children. 

My partner has children, and she can't leave Santa Barbara until they turn 18.

I quit my full time job in law enforcement last February to raise my children. ( 2 under 2.. daycare cost nearly as much as my salary. ) I am not looking to commit a ton of time to the real estate agency because I want and need to be with my children.With all of my personal interests and requirements do you think it would still be worth my time to get my license?

Done right, holding might just meet the needs of your retirement, children's college education or other financial objectives of your golden years quite nicely, making you appreciate that foreclosure you bought and held in Parker way back when.  

I just found out that (her children's father) relocated to Las Vegas and he doesn't pay child support.

He was hip as to what was going on in regarding buyouts in the Inner Mission.I was told by a couple of the main lessees off the cuff last year before the topic of buyouts was even brought up that their intention was to have their teenage children continue living there as they would not be able to afford housing.

How many parents are going to now be willing to move their children 2 hours from the nearest hospital?

I hope one of those memories is not having to run out to the gas station in the middle of the night because one of their children had GI issues and ran out of TP.

Almost a year later, he passed away, it took a month to find his children and they took almost a month to clean out the house.  

@Matt Souza I have gotten the chance to speak with the tenants and they are not happy with the current owner and property management because their issues to them have been ignored and  the two who were saying they were ready to leave are the ones that pay late but all three are violating the terms of their current lease and since my family will be moving into one of the unit apartment with our children it isn't imperative to us that we know who isn't really living amongst us.
