I've read about using ceramic tile, refinished wood floors, same colors of paint on ALL rentals to provide consistency. 

Ceramic tile is terribly expensive to install but becomes nearly maintenance fee once it is in.Keep in mind you want to save up lots of cash to handle the big hits such as a new roof, hvac, etc.

(and you break a ceramic sink by dropping something heavy in it just right, did it recently or if the plumber overtightens a fixture)

For example, if the other houses have granite counter tops, new windows, new hvac, ceramic tile etc. upgrade yours the same way or better.

If it's considered permanent flooring like solid nailed in hardwood or grouted in ceramic tile that's a 27.5 year floor.
