Foreclosed Property Deal

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $43,000
Cash invested: $65,000
Sale price: $125,000

Purchased house I found on HUD, spent 2 months on renovations and it went under contract the day before it was scheduled to list.

What made you interested in investing in this type of deal?

Great purchase price.

How did you find this deal and how did you negotiate it?

Found it using the HUD website for foreclosed homes near me. Didnt really negotiate. It was a good price so I offered full price.

How did you finance this deal?

Cash Deal

How did you add value to the deal?

Updated everything in the house. Added central air, tankless water heater, new cabinets, new floors, ceiling fans, doors, paint and gutted the bathroom to create an updated look with ceramic on walls as well as the floor.

What was the outcome?

Was a profitable investment
