In my experience its best to call the local authorities and verify in a call then on paper/email that it is in fact a triplex.

It's definitely a good time to invest in Central Ohio.

PM is able to file an eviction on owners behalf in FL, as long as it is for non-payment and uncontested, and the owner give authorization.

This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees. 

While BRRRR remains viable, its feasibility has decreased in certain markets, such as Central Florida.
