However, of the 30 or so we've purchased that were occupied in the last two years I've yet to have to complete the eviction process and only had to start it on five occasions.

Not being chicken little here but I've heard of one occasion where a disgruntled & mentally ill tenant went to a landlords house and...ahem....did some damage let's just say....because they knew where they lived.

I have custom signs that say "For Rent" and have my phone number and website, they cost about the same as the blank signs and I think they look a little more professional.
