In terms of functionality, we want video, audio and fob entry and possibly a key pad as well for delivery men, etc.  

See if you can see any signs of gentrification such as yoga studios, hippie restaurants etc.

I would imagine that in rural area 2+ BD's are what is in demand and buying a bunch of 1 BD or studios may prove problematic.Hope this helps and best of luck making the best decision for your goals!

I havent raised the rent in the almost 3 years he has lived there , he currently pays $1K/mo for a large studio.

I am seeing studios at 1450.

property is a duplex with a attic studio. now the attic studio has a separate entrance but no fire escape so that is a liability. however I will be house hacking and living in the attic and can't sue myself lol.The units seem extremely well kept from a first perspective a very well taken care of property it has off street parking and 3 parking slabs in the back. each unit is 2 bedroom 1 bath. avarage rent in the area I've seen 725 and 950 I've looked on centimeter and 800 850 is about avarage.

I just sold a duplex in Oak Park with small studios on each side for well over $350k.

One is a one bedroom and the other three are studio apartments.

So far it's worked out well (except for the one guy who didn't say a word and then left me 2 stars because he was upset my studio cabin was "all one room"!!!).
