Good answers above, but a couple minor things I might articulate differently...here's how I would sum it up (and given that I happened to be looking at Frank Gallinelli's book earlier this week, I can say this is how he sums it up as well):Cash-on-Cash Return = Annual Cash Flow Before Taxes / Cash InvestedAnnual Cash Flow Before Taxes = NOI - CapEx - Debt ServiceCash Invested = Cash Out of Pocket for Acquisition + Rehab Costs

We have included detailed SoWs and cost estimates for necessary repairs with {low} REO offers - sometimes it works, sometimes it doesn't.I have tried to articulate how I might approach this situation based upon my experience - so much of the early analysis / fact finding is habit, that I find it difficult to capture in words in a forum post ... or, maybe, I'm subconsciously too lazy to type that much.
