Good answers above, but a couple minor things I might articulate differently...here's how I would sum it up (and given that I happened to be looking at Frank Gallinelli's book earlier this week, I can say this is how he sums it up as well):Cash-on-Cash Return = Annual Cash Flow Before Taxes / Cash InvestedAnnual Cash Flow Before Taxes = NOI - CapEx - Debt ServiceCash Invested = Cash Out of Pocket for Acquisition + Rehab Costs

Tax shelter.Perhaps someone can more elequintly articulate these facets.

We have  ton of wonderfully eloquent, thoughtful, and articulate responses on LLC's by posters who have no idea of what they are talking about.

And as @Jody Sperling articulated, a good lawyer can find holes in your business structure and can still come after you personally. 

We have included detailed SoWs and cost estimates for necessary repairs with {low} REO offers - sometimes it works, sometimes it doesn't.I have tried to articulate how I might approach this situation based upon my experience - so much of the early analysis / fact finding is habit, that I find it difficult to capture in words in a forum post ... or, maybe, I'm subconsciously too lazy to type that much.
