East of downtown is better than West of downtown.

land has very little value if existing homes are selling for less than New build replacement costs. which is pretty much half of the US.. and especially in the mid west and rust belt areas.. building lots have value in dense urban areas where new infill is going on in a big way..

@Armando AlbaradoIf you are looking to get started I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

I have clients that I will help them get 10 to 25 deals a month.. with 10 being more realistic but I have one client in the mid west that can pop out 25 occasionally not often but it has happened. 

My one property in West Philly went up 100% while both neighboring properties decreased in value!

If I wanted to go that way I would really need to travel to where they are being used and spend a week watching how it all goes talk to all the other subs etc etc.. frankly I like some of the panel construction companies on the east coast we dont really have them on the West coast. 

I briefly looked online at Elk Grove, parts of Citrus Heights, and West Sacramento (near downtown).

For my airbnb unit (the upstairs apartment in an up-down duplex in NE Minneapolis), I found a few really high quality pieces to anchor the rooms (living room couch and lounge chair from Room and Board, and a pull-out sofa sleeper from West Elm). 

I’ve successfully completed deals on the west side of Cleveland using the BRRR strategy.

In WA we just put it the downpayment amount and type of the loan. its common though on the West coast for the listing agents to Ask for pre approval which will then list the lender..
