I have been considering an IRRRL on my primary residence to drop the rate on my VA Jumbo loan, but received a flyer in the mail today advertising 100% LTV cash out (appraisal and income verification required) with the same rate I have seen on the IRRRL product.

I also moved the due date for rent to the 5th of the month since disability or unemployment is usually mailed on the first ( 1 day to receive,  a day or to to cash/deposit, and then a day to get to me).

It's been almost two weeks and the underwriters are still trying to get a written employment verification letter from one of my past employers which worries me. 

Make sure you do a in-depth background check and credit / income verifications as well.

You could get a no income verification, no title seasoning, cash out loan (the rate is above bank financing, but certainly below hard money commercial) and pay back your family/friend.  

 :)For low $$ deals I suggest marketing for low equity nice home sellers then offer lease option or subject to to control the property.  

Flipping is something that I believe you need to be close enough to to pay really good attention.

You need to to give specific numbers.
