@Elenis CamargoYes, our property managers will send our judgements to collectors but the chances of getting paid is very, very slim; especially in C class and forget about it in D class.

If you want to sell it to an individual you have to have it appraised, and the court would expect the executor to get near the appraised value to be serving the best interest of the estate - so no deals there for an investor.So while the idea of swooping in and pulling a property out of foreclosure is an interesting one (and seems like it would work) - the likelihood of pulling it off is slim.

I did have to buy flood insurance for all properties (even though the likely hood of another flood in that area is slim) but the benefits and profits are worth it. i paid a little more in carpentry work, still not the equivalent of what a licensed contractor charged, but the work was done relatively fast and my homes are all rented.
