What do I need to do in terms of remodeling and permits?

I really screwed up on a few levels and ending have to evict one tenants and remodel the unit... 

I was taking a look on different posts and you have inspired me to do some research on my areas as well, to remodelate the business!

Whether is taking his "course", paying for the self written articles about his success or aka writing "puff pieces", buying fake Instagram followers, sitting on FB marketplace trying to get someone to pay for a house they don't know is condemnable and pay to have DJ remodel it and DJ never completing the remodel,  him spending an enormous time defending himself in small claims court, and threatening charges on  people that don't know law so they pay what he wants.All of those examples came from either my observation, experience, or other peoples reviews of him.The guy rented me a condemnable property.

My dad is contractor and specializes in remodeling homes who can also give me a quote on repair cost.

All but one of the homes have been remodeled.

I'm looking for GCs for SFH remodels.

I think it's less a function of people just love the burb life and more that people are priced out of the city as much so they're looking for the "affordable" option ... and that's in the suburbs.And I do think there are still some under-asking properties out there, but anything that's taken care of, that's a remodel (but not an obvious crappy flip), is going quickly now. 

Learned a ton about remodeling older houses, which came with many challenges.

Real Estate Investors can play ahead of the game by learning about 1) Real Estate (of course), but not the basic stuff....all the tricks that can make you stay one step ahead of your competition. and 2) Construction - How a house is built and how to fix, remodel and add value.So for #1, you can just make this forum an addiction.
