I had an offer from Royal Farms for a ground lease and I didnt have to pay any TI.

He owns Royal Tax which is a branch of Royal Legal Solutions. 

I've spoken with Royal Legal Solutions and similar nation wide companies specializing in real estate asset protection and they seem to provide a good service.

It costs more, but if you don't get it,  when you do need it, you will get royally screwed when they factor in depreciation.

Now people get married and they believe its Clinton Twp, 3b/2ba with CV schools or I'll just rent in Royal Oak for for 1400/mo.The whole concept of building equity, and even small amounts of appreciation are completely lost.

Find your passion and bet big.You don't want to be asking these questions 20 years later.....If your fear is screwing up royally, whether financially or relationships or personally or whatever....the best thing you can do is RESEARCH the hell out of it.
