Stucco patching, painting exterior, new garage door, kitchen cabinets are a mess, couple rooms need to be painted. 

Capex is "below the line" and not used to calculate net operating income (NOI).So, patching a floor is a maintenance expense and above the line (included in the valuation).

My favorite is Patch of Land and SouthEnd Capital. 

They can spray foam from the interior and patch all the dry wall but this is more messy.

After a long drawn out eviction of a SFH on Long Island NY, we needed to have some work done (painting, new light fixtures, patch some holes, and basic plumbing, such as a new toilet, install vanities with faucets, and new shower fixtures.

Painting and patching the interior is much different than painting a garage.  

If you are not doing much and there are patches that are missing there is screening and then you can skimcoat the area to seal it.

Weather Patch just applied on roof around all fixtures, no other damage observed.
