As far as I know you cant discriminate on Race, color, religion, sex, origin, age, disabilities, or if they have kids.

What if a family moved in that looked different or had a different religion or cultural belief, would you want to city to ban that too so as to not bring down the neighborhood?

If you adjust rental rates for various tenants, you can think in your head that it's due to the career of one of the tenants, but with a disgruntled tenant later on down the road it could be due to race, religion, sex, etc. and you can be caught in a federal violation. 

For example, my lease has the following clause in it:NEIGHBORHOOD CONDITIONS: Tenant is advised to satisfy him or herself as to neighborhood or area conditions, including schools, proximity and adequacy of law enforcement, crime statistics, proximity of registered felons or offenders, fire protection, other governmental services, availability, adequacy and cost of any speed-wired, wireless internet connections or other telecommunications or other technology services and installations, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development that may affect noise, view, or traffic, airport noise, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, cemeteries, facilities and condition of common areas, conditions and influences of significance to certain cultures and/or religions, and personal needs, requirements and preferences of Tenant.

So with that let's not forget things that might motivate; love, fear, greed, esteem, dignity, public perception, culture, religion, empathy and values.

Discrimination based on race, color, religion, sex, familial status, or national origin in the terms, conditions or privileges of sale or rental of a dwelling.familial status,, is not something you can discriminate on,, .. married,single, divorced, separated, unmarried, man and man, woman and woman or man and wife or blah blah.google Fair Housing Act.. and then Google Rental Criteria,, so you can start fresh with your rental business, or hire a PM..

Lastly, they shouldn't use their religion to influence people either, it is just wrong!

Be careful what you set as limitations...you know the rules - race, gender, religion, handicapped, etc....
