one thing i am seeing ALOT of around here is that agents are doing some kind of refund if you buy through them. see if there are any desperate agents that are doing this and use them to look after you. they are doing NO work finding the house, hardly submitting an offer and basically just saying "yep that kosher...heres the papers...this means "xyz"....surely some agents need business in MO. with their refunds you'll essentially be getting a lower commission AND getting someone to look after you.

I am desperately needing advice and help on finding real buyers, and on the flip side I feel that my sources mandates representative is circumventing me every time I send him a buyer!

There are still some good deals out there, check REOs, some of the lenders are getting pretty desperate.

Post help wanted ads in places for specific parts of the work and in this economy youll find someone so desperate they will work more for the feeling of optimism of new work than the cash.

They track current vs. previous sales prices and watch the % of price reductions, over what period of time, to look for the desperate sellers.

Like all confidence scams, this setup plays off of the ripe greed and/or desperation of property investors and homeowners alike who are holding houses they need to move.I have yet to determine how widespread this scam is.
