Period, full-stop, no exceptions. 

If the goal is to become a full-time flipper/contractor, then doing tighter jobs can help build momentum for a business, that will pay dividends well beyond just the specific house, itself.

I'm born and raised in Houston and now work with a full service long-term rental management managing over 300 doors - all SF or MU (up to 4 unit).

I imagine that the list is short and full of risk.

We just said we would pay full price.

To clarify my previous post: 80% LTV is available on single family homes, 75% LTV is available for 2-4 units. 

Good pro tip is to not tell the tenants you're moving into next door that you're the owner but just affiliated with the property manager.
