However, there's a critical ethical issue if the company did not accurately represent these terms or the process, leading to your misunderstanding.

@Lori Sullivan the IRS doesn't have a time limit restriction on getting STR ready to place in service, but if you live in the property (or anyone else lives in the property during this time) it can have an impact on tax treatment.

Lots of bad advice on this thread....Property abandoned by tenants requires special treatment. 

Versus paying the tax and going an alternative route.Delaware Statutory Trusts are specifically blessed by the IRS for 1031 treatment. 

They have a knowledgable and ethical core group of partners, and are NOT based upon high leverage deals that drastically increase the risk of capital calls, or sinking of the ship.
