This is true for me anyway. 

But if they don’t even bother to fill out the forms to apply, or get a basic job to make ends meet, or borrow money from family or friends/ somebody else besides you, then they can’t stay.

I completely agree with removing Reverse Trolling in a clearly defined form. 

It is in my book (available in January) and the score sheet is part of my forms package available for purchase.

This may be to deliberately prevent discovery of other electrical issues or prevent fire/injury.You will need some form of hard money or construction financing to purchase the property as is, and you will need to get the property occupant-ready to pass an appraisal before permanent financing is on the table.

Conservatively speaking, we probably own $70k in equity in the duplex and $50k in our own home.In the limited research I've done, a HELOC seems like an ideal form of financing a BRRRR property.

So, it will be a long road for me.   

The market there has been exceptional for me, but not without its challenges.
