Introducing a fair negotiation on terms with (1) end price, (2) length of term and (3) cash up front could likely produce the results you BOTH are looking for. 

Unfortunately, due to this false impression, dubious legislation that will hurt small and mid-sized investors (and thereby the cities they invest and renovate houses in) has been introduced.

Currently the FTC, the Biden Admin, and both the House and Senate have introduced bills to regulate fees.

Perhaps, introduce yourself on there and then even attend some in person meetups.

I beleive there's plenty of opportunties on the MLS, but they are usually categorized incorrectly i.e. a property possessing favorable zoning listed under the single family category, public records incorrectly listed the square footage, or instances where  BRIGHT MLS doesn't track zoning changes real time with recently introduced zoning bills.

I too was once introduced to all this by another friend.

I am on the board of CFRI, the local REIA here in Orlando and we have many private lenders that I could introduce you to, everyone wants their money working for them.
