The question in my mind immediately would be what is the 'value' in terms of wealth creation of potential for appreciation of the underlying asset as a property owner in a long-term holding situation versus beginning to make a return on my investment now as a lender of money.

That is a lot of inventory to absorb.The bright spot is that the local economy is strong and they are seeing job creation.

Now with the paragraph you quoted a deal structure like this could be labeled as "equity creation" and like you guys I do not see why this would be a scam.

I’m going to have to agree with the other posters mentioning fractional reserve system leads to money creation “out of thin air”.
