Most of my investors from Israel typically have made a visit to the US to open an account with Wells Fargo or they've worked with one of these attorneys or accountants to open it in Bank of America.

Lots of wealthy foreigners have speculatively driven NY real estate prices unnaturally high because they want to own a "piece of America"...investing in places like NY is more of a big game hunt for status rather than actually investing to generate passive income...And investing in houses is a fools game in general.

I would check with co america bank.

I am currently working with Finance of America but feel that I can find something better.

@Harrison CookYour post kindles lots of questions.In the "good old-days" most heating systems were vastly oversized for the building they were heating - energy was relatively cheap, insulation was non-existant to poor ... so it was easier and safer to {drastically} oversize.Today, while energy {in North America}  is still relatively cheap for the moment,  we have a much better understanding of how to make buildings more efficient {though you might not think so looking at the construction industry in the U.S.A. and Canada}  and there are often more cost-effective measures than simply replacing an old, over-sized heating plant with a new, over-sized heating plant.You really need to - or at lease should -  perform a heat load analysis to properly size your heating system, a component of which, is determining the rate of heat loss of the building envelope.  

I just want great cash flow and if it appreciates more than inflation great if it only appreciates with America that’s cool too.

Unlike America most towns are easy enough to manage.

@Thomas Miller I have used Home Warranty of America for clients who are selling and also when I sold my own home last year. 

To me, the deciding factor on whether it's a business (job) or an investment is how you structure it and your roll within the operation.the reason why I say its not an investment like most BP folks think about it.. is that there is turn over your not out sourcing your PM .. if you have a no pay your the one doing the eviction.. you usually need a form of advertising going all the time.. but I understand what you have and where they probably are.. those are great mom and pop business's and are in most every small berg in America..
